Another thing that makes Philadelphia special…We have a Fashion Week that is accessible to everyone…you don’t have to be super connected in order to attend or worry about any fashionista attitude here.
Philadelphia Fashion Week has just released its schedule and we are proud to see some our local boutiques (Delicious Boutique, Arcadia, Carmelita Couture) mix with international talents (Allegri, Cold Method, WESC) for a four-day run of streetwear and couture, Philly-style.
It’s also a chance to peek into the future of fashion and highlight some student designs from local universities – School Night is all ages with no liquor on-site and shows from Drexel University, Art Institute, Moore College, University of Delaware, and Philadelphia University.
PHL Fashion Week runs from October 6 – 9 at the 23rd Street Armory in Center City. Each night brings DJs, shows, and boutique vendors (a chance to shop in between runway shows). You can purchase tickets on the website. Here is some footage from last year’s show:

A Hauntingly Good Time in Society Hill
A city as old as ours has some ghostly tales behind it and you can spook yourself silly with the Ghost Tour of Historic Haunted Philadelphia. This candle-lit walking tour strolls along the eerie streets and graveyards of Society Hill. The tour departs daily at 7:30 pm (and again at 9:30 pm on Friday and Saturday) from 5th and Chestnut, pick up tickets at the Omni Hotel Gift Shop at 415 Chestnut St. On October 10, Ghost Tours allows you to dig a little deeper with Hauntings Tenfold: 10 Ghost Stories at 10 pm for only $10 per person.
An Authentic Haunted Prison in the Art Museum Area
Terror Behind the Walls is the #1 Haunted House in America for a reason. Each year, it just gets scarier and better at the massive prison in the Fairmount neighborhood. So what’s new for 2010? The After Dark VIP Tour is an hour-long, guided flashlight walking tour of this National Historic Landmark that is limited to 15 people per group. The $99 tour will be offered every night of Terror Behind the Walls at 8 pm.
Even Vampires Like a Cold One Once in a While
For some Philadelphians, the best part about Autumn, besides the Phillies in the postseason, of course, is the arrival of pumpkin beer. Halloween Schmalloween… Let’s Eat!

The 5th Annual Midtown Village Fall Festival celebrates East of Broad and 13th Street with live music and specials on Saturday, October 2nd from noon to 8 pm. It’s one giant block party with plenty of great food from 13th street’s well-loved restaurants.

Are the little natives getting restless? Dress up the whole family for Philadelphia Zoo’s Boo at the Zoo, which is one of the best times to fit in a zoo visit. For every bit of candy your trick-or-treater collects, know that they’ll be learning a thing or two about the animals they like to dress up as. Boo at the Zoo runs on Saturday and Sunday, October 16 and 17, and October 23 and 24, from 10 am – 4 pm.

On Sunday, October 10, satisfy your curious side at the 52nd Annual Center City Residents’ Association Fall House Tour. This is your chance to tour 12 different living spaces in the Rittenhouse Square and Fitler Square neighborhoods. The rain or shine walking tour begins at 1 pm and ends at 5 pm, and the $20 ticket includes a map. It’s a self-guided tour, so you can check out the houses at your own pace and preference.

YANA to the rescue! Meet Yana Kotlyarenko, our neighbor in Northern Liberties. Yana is a lifesaver! She is not a doctor, not a surgeon, not even an EMT. In fact, she has no medical training whatsoever. What she does have is an advanced certification in Event Planning from Temple University and what I call Super Party Planning Powers.
After hosting The Somers Meet the Builders Tour in August, We realized we needed help. It was nothing less than divine intervention when we bumped into Yana at the Piazza several weeks ago. Yana is the owner of a boutique event planning business called PlanEvent4You. Needless to say, that day, under the big screen TV, Yana became the event planner for The Somers next Real Estate event. Planning an event or party is like a full time job! And like I mentioned earlier… YANA to the rescue!
Yana Kotlyarenko made the September Meet the Builders Tour go off without a hitch. She made sure every detail was taken care of so that we could participate and enjoy our guests and the fun activities we had lined up.
Yana specializes in “the perfect intimate date, dinner party, and travel planning” as well as developing creative themes, gifts, and invitations. Yana has even orchestrated romantic marriage proposals for romantically challenged individuals and she has done so with a 100% “I Do” track record. Not too shabby. She can even work with shoestring budgets with “sky is the limit” type results.
Yana gets a lot of her inspiration from traveling. “I was born in Kiev, Ukraine and moved through Europe before settling in Northeast Philadelphia. I later studied in London and then traveled through Europe again. I moved to San Francisco for a few years, enjoyed that immensely, and hope to bring some of that energy to Philadelphia.”
When she is not planning a party or traveling, you might find Yana in…Old City or Northern Liberties, strolling through the shops and galleries, at Bar Ferdinand for a glass of wine…at the Piazza, or at Octo, enjoying the river views.

How often have you come across someone that says I could have bought this property or that property for some absurdly low amount of money ? And then they live in regret and tell the same “would of should of could of” story over and over to all of their friends. And for you stock market followers, remember when Apple was trading at $10 a share before the company reinvented itself ? Imagine that… Now it is close to $300 !!! If you only knew then what you know now, right ?
The same situation applies to relationships. There are those relationships that never happened due to not seizing the moment. There are novels written and songs sung about the regret of a relationship that never happened. The same goes for job advancement and asking for a raise. I have read numerous times that one of the reasons that folks do not get a salary increase is that they simply did not ask for it. Think about that for a second…
One of Wayne Gretzky’s famous quotes is “You will miss 100 percent of the shots you never take. “ Another great quote by Michael Jordon is “I can accept failure, everyone fails at something. But I can’t accept not trying.”
Why I am writing this today you ask ? Because I firmly believe there is tremendous opportunity available to all of us out there, no matter what industry you are in or where you are in your life. Our economy always has its peaks and valleys. That is the history. It is a sign that we are alive and constantly evolving. Sometimes it takes someone to remind us that opportunities are even MORE magnified during the downturn, that inspiration can be found in the valley. That is where fortunes can be made, new business models are created, innovation and creativity is intensified and opportunities are endless for those that are willing to work hard and not fall into the trap of waiting for something to happen. Beware of the negative talkers, the doom and gloomers, the naysayers, and so forth. Without risk, there is no reward. And I know it is cliche but “no pain no gain.”
The person who reminded me of my conviction and belief that when life tosses you lemons, make lemonade, is Bart Blatstein, a prolific real estate developer who is very well known in our parts of Philadelphia. Bart spoke at our monthly RE/MAX Accesssales meeting and shared his experiences over the years through those very same peaks and valleys I mentioned earlier. Blatstein shared some of his own experiences negotiating through some tough personal and economic times. He concurs that it is in those valleys is where we find real success, and that the opportunities are upon us now.

When a bunch of musicians show up on Girard Avenue on Saturday, September 25, do not be confused. It is only Girard Fest 2010, the latest in music-loving neighborhood festivals of Northern Liberties.
That is a ton of local music, all of it for free. There will be a trolley to take fest-goers through the loop. Along Girard Avenue from front to 4th St., there will also be vendors, food, and a beer garden. The event is hosted by a non-profit, the Girard Business and Arts Association (GBAA), to draw attention to the development of Girard Avenue. And they clearly have good taste in music, too!

On Tuesday, Philadelphia District Attorney Seth Williams celebrated the grand opening of his Community Action Center, located in the Piazza in Northern Liberties.
It is inevitable. The SugarHouse Casino (which, by the way, had their VIP party this past Tuesday evening and has their grand opening scheduled for today) will drive more people to the area. Combined with the wide appeal of the Piazza and Liberties Walk, and the commercial and residential growth, we think that the DA taking up house in the Piazza is an extremely strong preventative measure. We hope to see this type of strategy applied to other areas of Philadelphia.
Things like the DA moving into the Piazza do not just occur by happenstance. Northern Liberties is known for its powerful, outspoken, proactive neighborhood association, coupled with a strong Business Association, and supported by a sizable number of private development. It was no accident or whimsical decision to have the DA strategically placed at the center of an extremely active area and it is not about favoritism. It is about securing the success of a community that will be carried on the backs of the people who reside there.
The Center will officially open in November and will be open a few days a week, to serve as a place for concerned citizens to report tips and address community issues and law enforcement. Williams wants to open additional centers in other neighborhoods as well.
