On July 28th, we hope you’ll stop by the REMAX Access office in Northern Liberties for a first time home buyer session called the PHFA $500 Grant Program with the NKCDC. The session is free and there will be refreshments, guest speakers, and valuable information.
Whether you are buying soon or hope to in the future, now is the time to get up to speed on the home buying process and to gain the credentials and see if you qualify for a free city grant to help first time buyers with closing costs. NKCDC will be discussing the government grant program that will contribute up to $500 to eligible buyers. Those that qualify for the grant during this session will fulfill the prerequisite counseling needed to collect the grant money.
We at REMAX Access are excited about the opportunity to serve the community in our air conditioned office with incredible views. Bring a friend!
“Give the people what they want” is a phrase quoted by the Kinks back in the day, but these are words that ring true for the rental market in Philadelphia. At least for the rental market for homes, apartments, and condos located in the zip codes 19123, 19122, and 19125.
We’ve been studying the demands of renters in our Philadelphia Real Estate Market and the message that these consumers are conveying to us is clear as day. Renters looking to live in the Northern Liberties, Fishtown, and Old Kensington neighborhoods are looking for the same things buyers are looking for and they are not taking NO for an answer.
Here is the winning recipe for an A+ rental property in the districts we are discussing.
- High functioning Kitchen and Baths with a fully outfitted appliance package because these renters work hard, play hard, like to cook, entertain, and they demand a touch of luxury.
- 2-4 bedroom accommodations because Renters have roommates to share living space and cut living expenses.
- More than 1 bath is a huge plus and renters are willing to pay more for that feature. Both female and male renters require more out of their bathrooms such as storage for toiletries and lots of space if they need to share the bath with a roommate in a multiple gender household.
- Near public transportation is a big benefit. Therefore, if you are an investor, consider buying property close to the El stops, bus stops that run into Center City or to the Universities. Public transportation within a few blocks of your subject property is important.
-A clean, secure, no maintenance yard is a real plus for those with pets and for trash storage.
Renters want all of this for from $900 to under $2,000 per month depending on location and space.
If you are an investor or home owner thinking about renting your property in Northern Liberties, Fishtown or Old Kensington, it is important to Plan Ahead. If you can provide even a few of the things listed above, you will have less vacancies, increase the quality of tenant, get more money from your rental, and your property will rent faster.
The days of slapping paint on the wall and hanging a sign in your window are over. If you need assistance renting your property please contact us. We list rental properties.

Biking in Fairmount Park is one of the best ways to spend an afternoon weekend in Philadelphia. It’s especially easy for those that live in Brewerytown or the Art Museum/Fairmount areas, because the Park is practically your back yard. The gorgeous views and fresh air will help you unwind, and the winding roads that hold the secrets of Fairmount Park will satisfy any adventure-seekers.
Some persistent riders even make it all the way to Devil’s Pool, a secret 30-foot waterfall in the Park.
You can check out the Fairmount Park site for trails in the area that are suitable for any rider, whether you are a beginner or a seasoned cyclist. Even if you don’t bike, Kelly Drive is perfect for jogging.
If you’re an adult and you’ve never been to the Philadelphia Zoo (or haven’t gone since that class trip years ago), the Summer Ale Festival is an opportunity to have an animal adventure, grown-up style. If you happen to live in nearby Brewerytown, just consider this instead of another evening at your local pub.
This is the second year for the annual fundraising event brought to us by the Philadelphia Zoo and Rolling Barrel Events. Expect lifesize LEGO brick animals as part of Creatures of Habitat: A Gazillion Piece Animal Adventure. Craft beer from several breweries including Dock Street, Manayunk Brewery, Philadelphia Brewing, Victory, and others will be on tap. Regional cuisine from local favorites like Cantina Dos Segundos, the Abbaye, Rembrandts, and more will be served.
During the event, you can vote for Philly’s Favorite Summer Beer. The beer that receives the top votes will be announced in the July/August issue of Philly Beer Scene Magazine.
Tickets range from $25 for designated drivers to $55 for general admission and $80 for VIP access. You can purchase tickets on the web site.
We’re a city that loves animals just as much as we love our beer, and with this event, you can have a good time appreciating both.
Hey, remember rain? We sure could use some of it during this hot beginning of the week.
The Northern Liberties Neighbors Association wants you to know that free rain barrels are available to all neighborhood residents and businesses, just email the NLNA Clean & Green Coordinator Lara Kelly at trash@nlna.org with your name and address, a description of your downspout: shape (round or square), size (2″x3″, 3″ round, etc.), and texture (smooth or rippled), and confirmation that you can fit a barrel 3 ft. high and 29″ in your yard near a gutter downspout.
A rain barrel can help keep stormwater out of your gutters, and with all of the gardens and outdoor green spaces in Northern Liberties, this water can be used to water and give the land some much needed hydration during drier times (such as now). With the sun beating down on Philadelphia right now, we sure hope that the Water Department extends the free rain barrels to neighborhoods throughout the city.
For more information on rain barrels and rain barrel workshops in Philadelphia, visit phillywatersheds.org.
Penn Treaty Park’s new website is just the start of the riverside park’s latest plans. Your favorite Fishtown retreat will host a series of events this summer, so we noticed while checking out the updated site.
On July 13, an outdoor movie that seems perfectly suited for the park, Where the Wild Things Are, will be shown. July 14 promises a Philly Folk Parade, July 21 is set for Charanga with Salsa lessons, and August 4 is time for the Philebrity Rock & Roll Barbecue.
Have a look at their summer schedule and next time you find yourself in a lethargic summer state, put on your sunblock and shades and make eyes at Penn Treaty Park for your entertainment.
Bastille Day is one of our favorite events to celebrate in Philadelphia – who hasn’t wanted to run away to France at one point or another? Luckily, the Bastille Day celebration in Fairmount indulges us on these whims each year.
We did say indulge. The neighborhood whips up French dinner and wine specials at participating Fairmount restaurants and bars, French film screenings, and the Bastille Day Street Festival, which culminates in the annual Storming of the Bastille.
From July 8 to July 11, it’s like a mini fling in France.
July 8 – Fairmount French Fling Bar Crawl
The Belgian Café – 21st & Green
Bishop’s Collar – 24th and Fairmount
Bridgid’s Bar and Restuarant – 24th and Meredith Street
Jack’s Firehouse – 21st and Fairmount
London Grill – 23rd and Fairmount
Rembrandt’s – 23rd andAspen
Urban Saloon – 2120 Fairmount Avenue
July 9 – Fairmount Goes French!
Have a French dinner and then prepare for an evening of cinema with the kids. Mugshots will be showing Beauty and the Beast at 7 pm and giving out free mini cupcakes with every French soda sold. The Eastern State Penitentiary will show Pepe Le Pew cartoons and the Hunchback of Notre Dame from 8 pm on.
July 10 – Bastille Day Street Festival
Tour the Bastille, watch the Fairmount Pet Shoppe Parade at 2 pm and the Tricycle Tour de France at 3 pm, and check out the many exhibits on Fairmount – including a selection of French books and wine and cheese tips. At 5:15 pm, there will be a Costume Contest. Then, at 5:30 pm, it’s time for the Storming of the Bastille. This year’s Marie Antoinette will be played by Terry McNally, co-owner of London Grill. She’ll declare “Let them eat Tastykake!” as thousands of Butterscotch Krimpet Tastykakes are sent flying into the crowd. Ah, a little bit of Philadelphia influence at last.
July 11 – French Champagne Brunch
Don’t miss the French Champagne Brunch, an ode to all of your French-inspired favorites that you regularly brunch on, and try a bloody “Marie” at London Grill.
